Someone’s cook, who left the community two years ago, was found strolling around the kids play area last Tuesday.
The gym had people in it at 7 AM who nobody recognises – most probably non-residents.
These are common stories in Residential Communities around India.
At ADDA, when we did a deeper research of the problem, we found that roughly seven in ten have never attempted any form of access control at their common areas. Not because the Committee didn’t care. Not because nobody raised it in the AGM.
But because every time someone went looking for a solution, they could never find a holistic solution worth paying for. So they said “We’ll manage by placing some extra guards.”
Some communities tried implementing part solutions, which they could get hold of:
- A card based access control solution for the clubhouse.
- A boom barrier at the gate, etc.
Each one an island.
Each one with its own list of residents, needing somebody to walk over and update it every time a family moved in or a tenant moved out.
Within a year, the boom barriers ended up always being kept open and other access control systems being quietly ignored, and the guard was back to doing what he was always doing.
This wasn’t a failure of the Committee. You cannot ask a human being to keep four or five disconnected databases perfectly in sync, forever, without a single mistake, in a building where five hundred to 5 thousand people’s lives are constantly changing.
A small number of communities have managed to sustain it — usually the ones with unusually strong facility management processes and a Committee willing to stay on top of it week after week. Real credit to them. But that shouldn’t be the price of entry. Discipline should not be the only thing standing between your community and a door that works.
